Choosing where to live in and around Cairo is as much about your daily journey as the home itself. This guide compares six areas in and around Cairo and on the coast. Prices in pounds rose fast in recent years as the currency weakened and inflation ran high, but in 2026 sales have cooled while rents keep rising.

New Cairo and the Fifth Settlement

New Cairo, which includes the affluent Fifth Settlement, was founded in 2000 east of the Ring Road to ease congestion in Greater Cairo. It has many gated compounds, private universities, international schools, malls and offices, and the American University in Cairo moved here in 2008. Homes range from apartments to villas, many inside compounds with pools and clubs.

Who it suits: families wanting space, schools and a compound lifestyle, and professionals working in east Cairo.

Getting around: life is largely car-based, though since May 2026 a driverless monorail has run through New Cairo to the New Administrative Capital.

Trade-offs: Global Property Guide's January 2026 update lists the Fifth Settlement among Egypt's priciest places to buy. Distances are long, and the drive into central Cairo can be slow.

The New Administrative Capital

Egypt's new capital is rising in the desert about 45 km east of Cairo. Ministries began moving into its government district in 2023, and its skyline is led by a 70-storey tower, the tallest in Africa. Recent handovers have mostly been apartments in its residential districts, with villas in some projects.

Who it suits: people working in the government district, and buyers prepared to wait while a new city matures.

Getting around: an electric light railway links the capital with east Cairo, and the monorail runs from Cairo Stadium in Nasr City through New Cairo.

Trade-offs: residential life is still building up. In early 2024 the company overseeing the city told Reuters that 1,200 families had moved in, and JLL's third-quarter 2025 report said one district being handed over was still an active construction zone. Global Property Guide notes that most government employees commute, as prices are beyond many mid-level salaries.

Maadi and Zahraa Al Maadi

Maadi, on the east bank of the Nile about 12 km south of downtown Cairo, grew up after the Cairo to Helwan railway arrived in 1904 and was laid out as a garden suburb. Areas such as Sarayat and Degla are known for quiet, green streets, and embassies, international schools and clubs draw Egyptians and expatriates alike. Homes are mostly flats in low-rise buildings, with villas in Sarayat, and portal figures quoted by Global Property Guide for December 2025 put Maadi's average apartment price per square metre at under half of New Cairo's.

Zahraa Al Maadi, home to Victory's office, is a newer planned district on Maadi's north-eastern edge, bordered by the Ring Road and the Autostrad. Homes here are mostly apartments, many inside compounds.

Who it suits: anyone wanting an established neighbourhood with shops nearby, or working in central or south Cairo.

Getting around: old Maadi has three stations on Metro Line 1 and the Corniche runs north into the city. Zahraa Al Maadi is close to the Ring Road and the road to Ain Sokhna.

Trade-offs: older buildings need careful checks on condition, lifts and parking, and the newer outer parts are less green.

Sheikh Zayed and 6th of October

These neighbouring cities lie around 30 km west of central Cairo. Sheikh Zayed, bounded by the Cairo to Alexandria Desert Road and the 26th of July Corridor, is quiet and green, with many compounds and international schools. Next door, 6th of October is far larger, with several private universities, the Smart Village technology park and four industrial zones. Both offer apartments and villas, and portal figures quoted by Global Property Guide for December 2025 put average apartment prices per square metre lower in 6th of October.

Who it suits: families wanting a calm compound life (Sheikh Zayed), and students, university staff and local workers (6th of October).

Getting around: there is no rail link yet. A monorail from New October City to Mohandessin was due to start testing its first eight stations in October 2026, with the final section expected in early 2027.

Trade-offs: until then you depend on the roads. Sheikh Zayed is among Egypt's priciest places to buy on Global Property Guide's list, and parts of 6th of October are industrial.

The North Coast (Sahel)

The North Coast, or Sahel, is Egypt's Mediterranean shore west of Alexandria, developed with holiday homes towards Marsa Matrouh. From June to September many Egyptians head for areas such as Sidi Abdel Rahman, El Alamein and Ras El Hekma. New Alamein City has added towers by the sea, and large investment deals are reshaping the western stretch: Abu Dhabi's ADQ agreed a $35 billion deal for Ras El Hekma in February 2024, and Qatari Diar a $29.7 billion deal for Semla and Alam El-Roum in November 2025.

Who it suits: families wanting a summer home for their own use. Homes are mainly in gated beach compounds, and portal figures quoted by Global Property Guide put average apartment prices per square metre on the North Coast above New Cairo's in December 2025.

Getting around: it is a long drive, with Ras El Hekma roughly 350 km from Cairo. The high-speed railway from Ain Sokhna towards El Alamein and Marsa Matrouh was only preparing for trial runs, without passengers, in September 2026.

Trade-offs: many resorts are much quieter outside summer. Beaches vary too: Mada Masr reported in 2022 that some marina jetties had eroded neighbouring beaches. Check annual maintenance fees before you buy.

Ain Sokhna

Ain Sokhna, whose name means "the hot spring", lies on the Red Sea's Gulf of Suez, roughly two hours by road from Cairo. It has become a popular weekend beach escape, with sunshine all year and water sports from snorkelling to kitesurfing. Homes are mainly chalets and flats in holiday villages and resorts.

Who it suits: people who want a beach home for ordinary weekends, not only for summer.

Getting around: by road, and from Zahraa Al Maadi the Katameya to Ain Sokhna road is close at hand. The high-speed railway was not yet carrying passengers.

Trade-offs: Sokhna is also a working port and industrial area, with oil and gas facilities and new factories opening in 2026, so check what lies near a resort before you buy.

How to choose

  • Start with the journey. Greater Cairo's traffic is heavy, so map daily trips to work and school first.
  • Weigh buying against renting. In JLL's figures for the second quarter of 2026, sale prices rose 2.4% in New Cairo and 2.8% in 6th of October, while rents rose around 7% in both. Renting first lets you test an area.
  • Check what is finished. In newer areas, get the handover date in writing and check that nearby roads, shops and services are open. JLL reported in August 2026 that developers were offering more flexible payment terms because of affordability pressures, so read the whole contract, including every fee, and take independent legal advice.
  • Be realistic about rental income. Global Property Guide's 2026 figures, based on asking prices and rents, put gross yields on two-bedroom flats in New Cairo, Sheikh Zayed and 6th of October at roughly 5.5% to 8%, and net returns are lower once costs are taken off. Prices and returns are never guaranteed, and both can fall.
  • Visit when you will use the home: a coastal home in and out of season, a commute at rush hour.
