Where Zahraa Al Maadi is
Zahraa Al Maadi, also written Zahraa El Maadi, is Maadi's newer extension to the east, in the south of Cairo. Old Maadi ends at the Autostrad and Zahraa Al Maadi begins beyond it, with the Ring Road along its northern edge and the Wadi Degla Protected Area starting at its south-eastern edge. It lies about 12 km south-east of Tahrir Square in a straight line.
The district was planned under a 1979 Cairo Governorate decree as complete residential neighbourhoods with space for shops, offices and light industry, a social and sports club, places of worship and a market. Its land belongs to the Zahraa El Maadi Investment and Development Company, set up in 1980. It covers about 1,110 feddans (around 4.7 square kilometres), divided into 14 sectors.
Homes in Zahraa Al Maadi
Most homes here are apartments, in tall residential blocks along wide roads and in gated compounds. Property portals list homes under Zahraa Al Maadi in compounds such as Degla View, Tijan, Tabarak, Grand City and Darna, and the developer's own compound is El Patio Zahraa. Duplexes, penthouses and villas are few. Street 50 (Al Khamseen Street) and Zahraa Al Maadi Street, also called Ahmed Kamel Street, are among the main roads.
Getting around
Zahraa Al Maadi has its own junction on the Ring Road, between El Me'raj and Mokattam, and the Fifth Settlement is a few junctions east along the same road. The Autostrad runs down its western side between Nasr City and Helwan, the Katameya to Ain Sokhna road is close at hand, and from its southern side a raised road over the Helwan metro line leads to the Nile Corniche.
There is no metro station in the district itself. The nearest are on Line 1 in Maadi and Tora, a short drive west, and Cairo's planned Metro Line 6 is due to end nearby, in New Maadi at the start of the Ain Sokhna road.
Living here
Wadi Degla Club is in Zahraa Al Maadi, and the Wadi Degla Protected Area, a desert valley protected since 1999, begins at the district's edge. For shopping, City Centre Maadi and its Carrefour are a short drive north, near the Ring Road.

Before you buy or rent in Zahraa Al Maadi
- Confirm the sector and the district together. Addresses here use sector (shatr) numbers, and New Maadi next door uses sector numbers too, so a "7th Sector" address needs the district name to be clear.
- Check the building, including its age, lifts, parking and who looks after its upkeep.
- In a compound, ask about the maintenance fees and what they cover.
- Ask for the total price and the full payment schedule, and take independent legal advice before you sign.
