Maadi and Zahraa Al Maadi
Maadi lies on the east bank of the Nile, about 12 km south of downtown Cairo. It grew up after the Cairo to Helwan railway arrived in 1904 and was laid out as a garden suburb. Sarayat and Degla are known for quiet, green streets, and embassies, international schools and clubs draw Egyptians and expatriates alike. Homes are mostly flats in low-rise buildings, with villas in Sarayat, and old Maadi has three stations on Metro Line 1.
Zahraa Al Maadi, where Victory's office is, is a newer planned district on Maadi's north-eastern edge, bordered by the Ring Road and the Autostrad. Homes here are mostly apartments, many inside compounds, and the Katameya to Ain Sokhna road is close at hand.
West Cairo: Sheikh Zayed and 6th of October
These neighbouring cities lie around 30 km west of central Cairo. Sheikh Zayed, between the Cairo to Alexandria Desert Road and the 26th of July Corridor, is quiet and green, with many compounds and international schools. Next door, 6th of October is far larger, with several private universities, the Smart Village technology park and industrial zones. Both offer apartments and villas. There is no rail link yet: a monorail from New October City to Mohandessin was due to begin testing its first stations in October 2026.

Before you buy or rent in Cairo
- Start with the journey. Greater Cairo's traffic is heavy, so map your daily trips to work and school first.
- Check older buildings carefully, including their condition, lifts and parking.
- Consider renting first. In JLL's figures for the second quarter of 2026, rents rose around 7% in New Cairo and 6th of October, faster than sale prices, so renting lets you test an area before you buy.
- Ask for the total price and the full payment schedule, and take independent legal advice before you sign.
