The New Capital at a glance
The New Administrative Capital is rising about 45 km east of Cairo, just beyond the Regional Ring Road, roughly halfway to Suez. Ministries began moving into its government district in 2023, and in April 2024 it officially became the seat of government. Its plan includes a central business district led by the 70-storey Iconic Tower, the tallest in Africa, a long central park known as the Green River, and 21 residential districts.
What you can buy
Recent handovers have mostly been apartments in the residential districts, with villas in some projects. Many projects are still under construction, so the developer, the handover date and the payment schedule matter as much as the unit itself.
Getting there
The Cairo light rail (LRT) runs from Adly Mansour station on Metro Line 3 to the capital, passing Obour, Shorouk and Mostakbal City on the way. A monorail opened in 2026 links the capital with New Cairo and Cairo Stadium in Nasr City.
Before you buy
- Get the handover date and the full payment schedule in writing.
- Visit the exact district. JLL's third-quarter 2025 report described one district being handed over as still an active construction zone.
- Think about daily life. In early 2024 the company overseeing the city told Reuters that 1,200 families had moved in, so shops and services are still building up.
- Take independent legal advice before you sign, and remember that prices and returns are never guaranteed.
